The biggest reason given for homeowners selling is to trade down from a large family house, according to some research.

There has been a boom is the number of people looking to trade down and the experts at Rightmove claim that this is driving the property market.

Findings show that 40% of sellers say that they are contemplating moving into a smaller property and this is the biggest reason for moving home in nine out of ten regions in England and Wales.

This is in stark contrast to 25% of those surveyed who hope to ‘trade up’ to a larger more expensive property. The only area found that more homeowners are trading up than down is London.

The study revealed that the high cost of living, poor returns on personal pension investments and rock-bottom interest rates on savings has resulted in an increase of elderly people trading down. According to Rightmove, many retired people are struggling to pay their bills and need cash to help their adult children pay off their debts or pay a deposit on a property; and therefore they are looking to downsize.

Miles Shipside, director of Rightmove, said: “There are more old people at the top of the chain trying to downsize and fewer at the bottom trying or able to trade up.”
